About the Job
DIRECTOR OF FACILITY AND RISK MANAGEMENT
Full-time, EXEMPT position; YMCA of Greater Nashua
POSITION SUMMARY:
Under the direction of the Chief Operating Officer, the YMCA of Greater Nashua is looking for an experienced facilities and properties leader who will provide direct management and oversight of the physical plant of all five of the Greater Nashua branches (Nashua, Merrimack, Westwood Park Branches, Camp Sargent, and the Y Administration Office).
This is an exciting opportunity for an enthusiastic, independent self-starter who is experienced in all areas of building maintenance (mechanical, HVAC, plumbing, electrical, carpentry, painting, etc.), financial management, communication, and supervision/leadership. The ideal candidate for this role will also have the passion and desire to seek continuous improvement initiatives for the betterment of our buildings so that our physical branches reflect the pride and positive spirit of our employees, volunteers, and members. Additionally, the ability to have a flexible schedule that allows for early morning, evening, weekend and on-call responsibilities is imperative.

The city of Nashua, New Hampshire, is situated 45 minutes from Boston and everything a major US city has to offer, less than an hour to the beautiful public beaches dotting the New Hampshire coastline and an hour to the White Mountains which offer many options for the outdoor enthusiast.

ESSENTIAL FUNCTIONS:
Facility and Fiscal Management
- Responsible for physical plant maintenance, planning and cleaning of 5 locations:
- Nashua Branch – 47,000 sq/ft
- Merrimack Branch – 115,000 sq/ft
- Westwood Park Branch – 60,000 sq/ft
- Camp Sargent – 22 acres
- Administrative Support Office – leased office space
- Plan, develop, and coordinate a comprehensive property management program. This includes, but is not limited to: effective staffing patterns for custodial and maintenance areas, safety and preventive maintenance procedures, capital projects, and the identification and coordination of all contract services.
- Coordination and scheduling of all routine, seasonal, and special work projects in both maintenance and custodial areas.
- Partner with the CFO to develop and implement a cost-effective purchasing system for maintenance and custodial needs.
- Primary responsibility for the successful preparation and administration of the annual facilities and property department budget to ensure all financial procedures are followed and sound fiscal management.
Staff Management
- Hire, train, supervise, schedule, and appraise all department staff related to assigned areas of responsibility. Hold regular staff meetings and provide training for every employee.
- Creates an environment for staff to grow, develop, and be accountable for high-quality results
- Works with branch Child Care Directors to support state child care licensing and relicensing of spaces/facilities.
- Provides staff leadership as a liaison to the YMCA Properties Committee.
- Provide counsel to Program Directors in equipment and capital improvement projects.
Contract Services
- Contacts and solicits bids from all independent contractors for repairs and capital improvements in conjunction with the COO and Branch Directors.
- Supervises and participates in the development and administration of facility services and construction project budgets to include RFPs, bids, contracts and proposals.
- Oversees all work performance by contractors to ensure the highest quality and safety standards.
Risk Management
- Establishes short and long-term capital replacement plans and matters related to risk and property management.
- Maintain a working knowledge and understanding of all current local, state and federal regulations and code issues relevant to building/property upkeep and operations including OSHA, building codes, etc.
- Serve on and provide insight for the staff Safety Committee
- Develops and maintains collaborative relationships with respective community organizations including public health, fire departments, property managers of rented spaces, local businesses and vendors to ensure good standing and compliance with all local, state, and federal regulations related to Building and Grounds.
- Maintain proper certifications, including CPO license.
- Handle OSHA facility regulations and compliance issues.
- Will work with our broker and insurer to file insurance claims.
Facility and Property: Grounds / Cleanliness and Repair / Maintenance
- Develops, implements and evaluates programs and strategies designed to create and maintain safe, functional, secure, clean, and orderly facilities to ensure efficient and economical operation.
- Hands-on leader to perform basic to complex maintenance duties, ensure building equipment and property are in good operating condition to include conducting minor electrical and plumbing repairs, equipment repairs and painting.
- Ensures all facilities, grounds, and equipment are fully operational and inspected in accordance with preventative schedules.
- Coordinates and maintains a strategic facility preventative maintenance program (appearance, integrity, and functionality).
- Initiates and assists with all building and remodeling projects at all sites.
- Helps ensure YMCA facilities have a reputation for being clean and safe for all members
OTHER DUTIES:
- Maintain accurate and complete records on all facility-related items.
- Be available and responsive on a 24-hour basis for emergency calls. (This includes fire, police, and alarm system, first on call).
- Active participant in the Y’s Annual Campaign, including donor and volunteer cultivation.
- As a multi-branch leader, must be able to drive to all locations as scheduled and/or as needed.

QUALIFICATIONS:
- Bachelor’s degree in a related field is highly desirable or an equivalent combination of education and experience
- A minimum of ten years of progressive experience in facility/property management or related experience
- 2+ years of direct people management experience
- Skilled in budget and project management is essential as is the ability to negotiate the terms of contracts
- Previous experience effectively leading and supervising teams
- Excellent interpersonal and problem-solving skills as well as the ability to manage multiple priorities
- Strong computer skills (Microsoft Office Suite) are critical for communication, budgeting, proposal review, and online submission of documents
- Knowledge of RFP (Request for Proposal) and bidding processes, contractual terms and conditions
- Project Management expertise is a plus
- Must be available to work a flexible schedule as needed
- Must have a valid driver’s license
- Must pass criminal background check and MVR – (must have insurable driver’s record)
- Must have the physical, visual, and auditory ability to perform the essential functions of the job including lifting and/or moving heavy equipment in a safe manner.
